We effectively become your tenant, guaranteeing you a fixed rental income on a commercial lease. We then rent out the property on Assured Shorthold Tenancy (AST) agreements. You will continue to receive the agreed rent regardless of whether the property is empty or the tenant stops paying rent unless rendered uninhabitable. As such, it is in our interests to find the best possible tenant and deal with damages.
Most contracts last between 3-5 years. You will have guaranteed rent for at least 36 months and will end up with your property being in a better condition than when we started.
When we let out the property we take the normal deposit from the tenant, which is then registered with one of the approved deposit protection services. When the tenant checks out, the deposit is used to cover the cost of any damages.
No void periods, no rent arrears, no commission, no set-up fees, no renewal fees or any other “hidden extras”. No need to deal with the tenants at all. We can be flexible with payment dates, contract lengths, and start dates.

No. Our service provides you with Guaranteed Rent each and every month. We do not charge any premiums. If you are tempted by other Guaranteed Rent insurance or landlord insurance policies, we encourage you to read all the fine print first.
We do! We are on call 24 hours a day. Why worry? That’s why you hired us! Most emergencies are prioritized and often can wait until the next day.
We work with local businesses to help house their employees such as nurses, doctors, engineers, contractors so our 1st port of call will always be our corporate clients as this is what we specialise in. Normally these would be shorter let agreements 1-3 months. We will also post ads on your standard portals such as Rightmove, Zoopla, Spareroom and OpenRent, the reason for this is companies and contractors like to shop around as well and these will be the portals they are most familiar with.
We pay market rent.
In general, you will receive the same rent you are already getting for the property when you take off what you would normally be paying in voids / agent commission fees / Council Tax / tenant sourcing fees / maintenance issues etc.
Most landlords don’t take these payments into account and therefore are not actually getting as much rent as they think they are! So in effect, you get the same amount of rent without the hassle or bother of having to manage the property or the tenants yourself
The price we agree on is the price we will pay throughout the term of our agreement. We will not renegotiate the price.
As the property owner/landlord you will be responsible financially for structural repairs or repairs to the heating and electrical systems and that Gas and Electricity safety certificates are compliant and up to date.
If any problems structural/heating/electrical problems arise, we will inform you immediately. As the property manager we will send our maintenance team, but only after agreeing with a quote with you for the work required. If you prefer, you can use your own tradesman.
We will be responsible for other maintenance issues such as:
Refurbishment/decoration
Basic wear and tear
Lost keys
Replacing broken or stolen items
Any light maintenance up to and including £100.00
Any damage caused by the residents (e.g. a broken window) will be our responsibility.
We will put right the damage at our own cost.
We recommend that you seek authorisation from your lender before you enter a management contract with us.
It is your responsibility to ensure you have the correct mortgage product, where applicable. We are happy to discuss this further with you.
In the unlikely case of this happening (but we appreciate the question is important!) then according to our contract the management of the property and rent payments would revert back to the Landlord (you).
Any deposits held with DPI would be still available for any unpaid rent or damages.
